Every job below is one we do ourselves across Henderson.
We frame new decks on concrete footings set below Henderson's frost-free depth, so the structure doesn't move. Joists go in at 16 inches on center for standard decking, tighter for composite that needs more support underneath. You get a deck rated for real furniture and foot traffic, not just something that looks fine empty.
Multi-level decks, built-in benches, pergola sections, whatever the yard calls for, we draw it out before we cut anything. We size the footings and beams for the load you actually plan to put on it, hot tub included. Design changes are a lot cheaper on paper than after the joists are in.
Soft spots in the decking, a railing that moves when you lean on it, stairs that bounce, these usually trace back to a rotted joist or a ledger board that was never flashed right. We pull the bad wood back to solid framing instead of just replacing the board on top. Patch jobs that skip the framing are why the same spot fails again two years later.
Henderson sun bleaches and dries out wood decking faster than almost anywhere else in the country. We strip the old finish, sand the boards, and put down a stain and sealer rated for UV and heat, not just water. Plan on resealing every one to two years depending on how much direct sun your deck gets.
If the frame underneath is still solid but the boards are cupped, splintering or gray, we tear off just the decking and replace it without rebuilding the structure. It costs less than a full rebuild and gets you new boards on a frame that's already proven itself. We check every joist while the old decking is off, so nothing gets covered up by accident.
Composite boards don't splinter or require yearly staining, which matters if you don't want to maintain a deck every spring. We use hidden fastener systems so the top surface stays clean, no visible screw heads. Darker composite colors get hot fast in direct Henderson sun, so we talk through color before you commit.
Wobbly rails are almost always a post that was never bolted through the rim joist, just screwed to the face. We rebuild posts with through-bolts and blocking so a railing holds real weight, not just decoration. Cable rail, wood baluster, or composite, we can match whatever style the rest of the deck already has.
Old decks come down board by board so we can check what's salvageable in the framing underneath and haul the rest off site. If termites or dry rot got into the ledger board or posts, demo is where we find out before it becomes a surprise mid-build. We handle the dump run, you don't end up with a pile of old lumber in the side yard.
A lot of Henderson decks need shade more than they need more square footage. We build pergolas and patio covers attached to or standing separate from the deck, sized to actual rafter loads, not just eyeballed. It's usually the single change that gets a deck used in July instead of just April and October.
Sometimes it's not the whole deck, just the boards that caught the sprinkler overspray for three summers straight. We replace individual boards or full runs, matching fastener pattern and gap spacing to the rest of the deck. Spot repairs only make sense if the framing underneath is still sound, we'll tell you straight if it isn't.
Four steps, and no surprises in any of them.
You tell us what you want doing, we look at what is actually there, and we ask the awkward questions early.
In writing, itemised, free. If something might add cost later we flag it now rather than at the end.
Same crew throughout. We cover your floors, keep the dust down and tidy up before we leave each day.
You point out anything you are not happy with and we fix it before the invoice, not after.
We travel throughout the Las Vegas valley for deck projects big and small.
